The buying process
Buying a house in Italy follows a clear legal procedure. Here's what happens, in order, and what we do at every stage to make it easy for you.
Purchase Proposal
Once you've found your property, you submit a formal purchase proposal: a written offer that specifies the property, the agreed price, and the timeline. We prepare the proposal together with you, based on what matters most to you, and we negotiate the terms directly with the seller on your behalf.
Preliminary Contract
Once the proposal is accepted, the next step is the preliminary contract, that confirms the terms of the sale, including a deposit of around the 20%. This is the moment when you and the seller are formally committed. We coordinate with the notary and explain every clause clearly, so you know exactly what you're signing.
Notary Deed
The final step is the notary deed, drawn up by a notary who acts on behalf of both parties and ensures everything is legally correct. At this point, the remaining balance is paid and you receive the keys to your new home. We accompany you to the notary, in person or remotely if you prefer, and make sure the day runs smoothly from start to finish.
Post-purchase
Owning a home in Italy comes with a few simple responsibilities: utilities, taxes, maintenance. We're here to help with every aspect of after-sales support, and if you'd like to generate income while you're not there, we also offer full property management service. Your Italian home keeps working for you, even when you're not there.
WHAT YOU NEED

- Codice fiscale: this is the Italian tax code, required for any official transaction, from signing a contract to opening a bank account. It's a simple, fast process, and we take care of it for you from day one, at no cost.
- Your identity documents: your national ID or passport from your country of residence is all you need. No visa or residency permit is required to purchase property in Italy as a foreigner.
- Power of attorney (optional): if you can't be in Italy for the signing, you can appoint a trusted representative to sign on your behalf. It's entirely optional, and we can arrange it for you if you'd like.
Tax benefits
Italy offers some of the most favourable tax regimes in Europe for foreign buyers and international residents.
