Purchase Proposal

Once you've found your property, you submit a formal purchase proposal: a written offer that specifies the property, the agreed price, and the timeline. We prepare the proposal together with you, based on what matters most to you, and we negotiate the terms directly with the seller on your behalf.

Preliminary Contract

Once the proposal is accepted, the next step is the preliminary contract, that confirms the terms of the sale, including a deposit of around the 20%. This is the moment when you and the seller are formally committed. We coordinate with the notary and explain every clause clearly, so you know exactly what you're signing.

Notary Deed

The final step is the notary deed, drawn up by a notary who acts on behalf of both parties and ensures everything is legally correct. At this point, the remaining balance is paid and you receive the keys to your new home. We accompany you to the notary, in person or remotely if you prefer, and make sure the day runs smoothly from start to finish.

Post-purchase

Owning a home in Italy comes with a few simple responsibilities: utilities, taxes, maintenance.
